When we receive instructions to sell your property it is inspected by one of the partners, particulars taken and advice given on the best price obtainable. We will note all the major selling features and take measurements. Details are then prepared and circulated to applicants and relocation agents that are currently on our register. The property is listed on our popular web site and up-loaded to a number of property portals including, Rightmove, and OnTheMarket.com. In addition to this we have invested heavily in internet search engine optimisation which successfully places us on the first pages of leading search engines such as Google and Yahoo.
From 1st October 2008, sellers in England and Wales have been required by law to provide an Energy Performance Certificate (EPC). The seller is responsible for ensuring a valid certificate is made available. An EPC is similar to labels produced with domestic appliances such as refrigerators and washing machines. The certificate will provide a rating of the energy efficiency and carbon emissions of a building from A to G, where A is very efficient and G is least efficient. We can arrange for this to be carried out on your behalf if you wish.
Work out the cost of the move, taking into account agents fees, solicitors fees, stamp duty, any mortgage redemption charges or arrangement fees and removal fees.
Prospective buyers will come to view your property by prior appointment with us, make sure your property is tidy and clean, touch up any damaged paintwork and clean carpets if required, first impressions really do work and can help get a better price.
You will need to decide who will do your conveyancing. Conveyancing is the term used to describe the legal process you must go through when buying or selling a home.
Conveyancing can be done by a solicitor or a licensed conveyancer. Find out what their fees are and what other legal costs are involved and when these are payable.
When a buyer makes an offer on your property, we will normally contact you by telephone to advise you of this. It is also a requirement by law that we put all offers to you in writing. We will then guide you through the offers, discussing with you any chain details, and negotiate the best possible price for you.
We will agree on any fixtures and fittings to be included in the sale. This normally covers curtains and carpets. It may also include anything else in the property which you wishes to leave or which the buyer expects to be included.
Once we have completed our checks and are satisfied that the buyer is ready, willing and able to proceed, we discuss this with you. You should now appoint your Solicitor. Ensure you are clear what the fees are and when these will be payable. You will normally be asked to pay a fee upfront for the searches.
Once we have confirmation of both parties conveyancer’s details, we will prepare the sales memorandums and circulate these together with any other relevant documents.
Your buyer’s surveyor/valuer will contact us to arrange a suitable time to carry out the survey. We will then liaise with you over access. The results of the survey will be sent to your buyer.
Your solicitor will obtain the title deeds and will then draft a contract and send this to the buyer’s solicitor.
Your solicitor will ask you to fill in two forms. The first is a Property Information Form, giving details about your property’s boundaries, any alterations you have made to the property etc. The second form is a Fixtures and Fittings and Contents’ from which will confirm exactly what is included in the sale. These forms should be returned to your solicitor as soon as possible.
Both the buyer and seller must sign the contract before exchange. Your solicitor will advise you when to do this.
Your solicitor, after consulting with you will agree a date for exchange of contracts and Completion (moving day). At this stage, it is an idea to obtain quotes from removal companies and provisionally book a date.
Once the contracts are signed, the buyer’s deposit (normally 5 - 10% of the property price) is sent to your solicitor along with the signed contract. This is known as EXCHANGE OF CONTRACTS. You are now legally bound to the transaction and cannot withdraw without suffering a significant loss.
Contact your utilities companies to advise them of your move and to arrange for the meters to be read. Also contact all other organisations you are in contact with to advise them of your new address. You may also want to contact Royal Mail to arrange a mail re-direction.
You should now confirm your removal firm booking.
The buyer’s solicitor pays the balance of the purchase price, electronically, to your solicitor, he will then confirm to us that funds have arrived and we will hand over keys. The buyer can now move in.
